$17 Million Condo, Commercial Project Set To Transform Chattanooga’s Southside

Chattanooga, known for its beautiful landscapes and rich history, is about to see another wave of urban transformation as a $17 million condominium and commercial project is soon to rise in its Southside area.

Central Crossing: A Modern Urban Icon

Central Crossing, a four-level, flatiron-style modern development will soon hold 32 high-end condominiums and a sizeable commercial space. This 50,000-square-foot development at the intersection of Central and Rossville avenues is the vision of Chattanooga-based FTC Development. According to Matt McGauley of FTC Development, the project is expected to bring a contemporary flair to Chattanooga’s Southside. The building featuring a mix of masonry, glass, and metal represents a contemporary shift in the local architectural landscape.

Prices for one-bedroom units are estimated in the upper $400,000 range, increasing in scale for two- and three-bedroom units. The condo is set to occupy what currently is a small grocery store on a nearly 1-acre tract. The finished project is expected to open its doors by September 2025.

An Opportunity to Invest in Prime Real Estate

Alongside residential spaces, Central Crossing plans to offer commercial spaces on its ground floor. The commercial space offers approximately 2,400 square feet up for lease or sale, ideal for a restaurant. Other potential business inclinations for this space could include small boutiques, creative services, financial institutions, beauty salons, med spas, and fitness establishments.

Meeting a Market Demand

Besides constituting a sound real estate investment, Central Crossing’s residential condos are being eyed as desirable housing options for young professionals looking to live in the thriving Southside area, or others seeking a comfortable second home. The project serves an essential role in filling the market’s existing inventory gaps.

The condo’s apt location near Montague Park and the Sculpture Fields fuels speculations about a surge in local interest. Central Crossing, being strategically close to the mixed-use Burnside development and a future Fitness Central facility, is set to play a vital part in unfolding the exciting potential of that part of the Southside.

A Nod to Future Growth

With a parking courtyard capable of accommodating 58 spaces, and additional parking available on adjacent streets, Central Crossing aims at facilitating sustainable urban growth. The developers believe in the project’s potential to not only navigate but also accelerate development in the region.

The nearby Burnside development, an up-and-coming mixed-use complex, stands as a testament to the region’s dynamic progress. The advent of Fitness Central’s plans to provide a 10,000 square foot workout space nearby further underscores the area’s projection for growth.

As Chattanooga looks forward to this transformative project, Central Crossing stands as a gleaming symbol of the city’s vibrant future.
