With around 45% of renters in Hamilton County spending more than a third of their monthly income on rent, it’s clear that affordable housing is a pressing issue. City officials worry that if the trend continues, we could soon have more households than available homes! “We believe that more access to safe, affordable housing is critical to our community,” said Maeghan Jones, president of the Community Foundation, during a delightful luncheon on Wednesday.

How Will This Funding Work?

The $5 million line of credit allows the community foundation to borrow funds up to that amount—think of it like having a credit card specifically for housing development. The funds will serve as low-cost financing to help bring affordable housing projects to life. As Skip Schwartz, the foundation’s treasurer explained, “We’re able to provide this low-cost tranche of financing to help keep the rents low.” Traditional lenders often pass their high borrowing costs onto renters, but this new funding model aims to change that. Interestingly, the Robert Wood Johnson Foundation primarily focuses on public health issues. With only 900 community foundations in the U.S., this partnership is unique, especially considering that comparable foundations in cities like Cincinnati and St. Paul are substantially larger. “They approached us with this idea, which I would say is probably one of the most unique and exciting facets of it,” Schwartz emphasized.

Now, how does the funding mechanism actually work? The community foundation can draw upon these funds whenever necessary, making it similar to using a credit card. Its best part? The interest rate is set at just 2%! For the first seven years, they’ll only need to pay the interest, making this a financially savvy move for future housing progress.

A staggering number of local workers—from firefighters to restaurant servers—find themselves categorized as “cost-burdened,” meaning they pay over 30% of their income toward housing. And the situation only worsens when factoring in transportation costs!

Mandy Spears from the Tennessee think tank, Sycamore Institute, put it succinctly: “If there’s a mismatch between where your good jobs are located and the housing to accommodate the workforce… we face longer commutes or people simply settling for subpar living conditions.”
