Chattanooga, Tenn. is buzzing with excitement as Kronos Capital has unveiled its plans to transform two buildings on Market Street into a stunning new multi-purpose development. This project aims to create a space that not only enhances the city’s charm but also offers something fresh and upscale for residents and visitors alike.

Big Plans for Market Street

Kronos Capital, a private equity firm known for its transformative projects, is set to develop a massive 312,000 square foot building that will occupy the sites of 212 and 200 Market Street. According to Nash Bowen, the CEO of Kronos Capital, this development promises to bring a plethora of exciting offerings to Chattanooga.

The vision includes three luxury retailers, an art gallery, and several condominiums that will be available for purchase—not for rent. “We love having the concept of having these real retail locations and upscale eateries here in Chattanooga, because people here deserve it,” Bowen expressed passionately.

Addressing Community Needs

Many Chattanoogans currently find themselves making trips to Nashville or Atlanta for dining and shopping experiences that they long for at home. “This city is deserving of something nicer, and we are ready to bring it,” Bowen stated. With this project, the aim is to ensure that residents can enjoy high-quality amenities right in their own backyard.

Not only will the development enhance the shopping and dining landscape, but it is also projected to create over 350 new jobs for Chattanooga. How exciting is that?

Preserving the Local Heritage

Abbie Cook, an advisor with Kronos Capital, shared insights on how the project intends to blend modern design with Chattanooga’s historic charm. “Our vision for it is to bring the Chattanooga historic charm into this building, although it will be a new building, that is really our overall goal,” said Cook. This harmonious mix of old and new is likely to resonate well with locals who cherish their city’s rich history.

Economic Boost Ahead

The financial implications of this development are impressive. Kronos Capital estimates that the project could generate more than $900,000 in tax revenue for Chattanooga. This influx of funds could prove vital for local services and infrastructure. Bowen emphasized their commitment not just to economic growth but also to social impact: “We want to do what makes Chattanooga happy.”

Next Steps for Approval

Before construction can begin, the project must receive approval from the City Council, which is slated to take place in January. Bowen reassured everyone of their readiness, stating that if the full development of 12 stories does not get the green light, they will proceed with a shorter alternative of 6 stories right after the decision.

Once the necessary approvals are obtained, the team at Kronos Capital will move forward with demolishing the old buildings currently on the site, making way for the exciting new construction. The countdown to revitalization has begun!
