Chattanooga is heating up the real estate market with an exciting new development—Heron Square. This luxurious townhome community, located off Gunbarrel Road in East Brainerd, will feature 41 units designed for those looking to downsize without sacrificing comfort or style. Priced starting at approximately $950,000, these townhomes will cater to older homeowners and professionals seeking a maintenance-free lifestyle with easy access to local amenities and the airport.
Builder Claudio Costa of W. Rondon Construction is joining forces with developer Omar Szulak from Green Code Developments to bring this vision to life. Spanning a spacious 5 acres, Heron Square will include delightful community features such as a pickleball court, a cozy communal fire pit, and scenic walking trails nestled within a forest. The community will be gated, ensuring residents enjoy both luxury and privacy.
The townhomes will be available in two distinct styles: the Piccola, offering 2,777 square feet at a price of $949,000, and the larger Castello, boasting 3,227 square feet for $1.1 million. Each three-story unit is equipped with top-notch amenities, including an elevator, stylish gas lanterns, a relaxing gas fireplace, walk-in tile showers, hardwood flooring, elegant quartz countertops, an outdoor patio, and a spacious two-car garage. Homeowners can enjoy up to four bedrooms, which feature a master suite located on the top floor and an optional in-law suite on the bottom floor. And for those eco-conscious buyers, the garages will be pre-wired for electric vehicle charging stations!
With an increasing number of residents looking to downsize from their large family homes, Costa has identified a growing trend among older couples who are tired of managing 7,000 to 8,000 square feet, particularly with their children now having moved out. He emphasizes that residents of Heron Square won’t have to worry about lawn maintenance or landscaping, as the homeowner association will take care of those tasks. “We’re creating a luxury, boutique style for those who want to downsize and still have access to luxury,” Costa shares.
Located just 5 miles from the Chattanooga Airport and directly across from the Publix at McCutcheon Road, the townhome community positions itself favorably for convenience. Many potential buyers from downtown Chattanooga have expressed frustrations over noise and traffic, and the ease of living in East Brainerd offers a solution. “You have all the restaurants, a bank, a hospital—everything you need in a more residential area than commercial,” Costa adds.
Originally from Brazil, Costa first set his sights on Chattanooga back in 1987 as an exchange student. Since returning in 2000 for professional training in construction materials, he has fallen in love with the city and decided to establish deep roots. Since starting his career as a general contractor in 2003, he has completed numerous residential and commercial projects, always striving for a unique touch. “We do a lot of modern construction in Brazil, so my dream was to build something different and unique here in Chattanooga,” Costa explains.
Ryan May, co-owner of Real Estate Partners in Chattanooga, is the listing agent for Heron Square and believes this development will catch the eye of residents from nearby neighborhoods, such as Council Fire and Mountain Shadows. “There’s not really anything like this in East Brainerd,” he notes. And while some similar townhomes exist on the river, Heron Square will offer a unique blend of luxury and convenience.
The marketing for this exciting project started just last week, and with the roads and infrastructure already completed, they’re ready to kick off the next phase. As contracts with buyers are finalized, construction will begin on these stunning new homes. “Claudio is very patient because he wants to make sure the market is where it needs to be,” May says.
With so much to look forward to, Chattanooga is certainly on the rise with this fabulous new community. Keep an eye on Heron Square—it may just be the perfect fit for your future!
