What’s the Holdup?

Well, hold your horses! There’s a bit of a snag. The Planning Agency staff has recommended that the requested zoning change for this property be denied. Currently, the area is zoned R-1, but the developer’s representative, Allen Jones, has plans in mind to rezone it to RN-2. Jones argues that this change would lead to a diverse subdivision, encouraging a mix of families to settle in the area.

He explains, “Starting on Nov. 20, this property will change to RN-1-6 with the new zoning. The lots facing Graham Rd are laid out to meet the requirements of the new RN-1-6 to allow the road frontage to meet the current zoning requirements.” It seems like there’s a clear vision for this piece of land, and it’s worth listening to.

Layout and Design

According to Jones, the design of the development is well thought out. The single-family homes are planned around the perimeter, with the townhomes nestled in the center. This thoughtful arrangement aims to create a smooth transition from the larger homes to the townhomes, fostering a sense of community. It’s a considerate approach that respects the preferences of potential residents while offering diversity in housing options, with a proposed density of seven units per acre.

But not everyone is on board. The RPA staff has raised concerns saying that the request isn’t consistent with the Area 11 Plan or the adjacent land uses. In fact, they pointed out that the proposed density is higher than what the surrounding areas currently accommodate. The RN-1-6 zone would allow for single-unit detached dwellings alongside accessory units, which they believe aligns better with the region’s development goals.
