Hey there, East Brainerd residents! We have some interesting news buzzing around the neighborhood regarding a fresh new subdivision that’s on the horizon. Picture this: 6.1 acres of prime real estate at 8113 Graham Road is set to become a lively community, featuring a combination of single-family homes and townhomes. Sounds fantastic, right?
Well, hold your horses! There’s a bit of a snag. The Planning Agency staff has recommended that the requested zoning change for this property be denied. Currently, the area is zoned R-1, but the developer’s representative, Allen Jones, has plans in mind to rezone it to RN-2. Jones argues that this change would lead to a diverse subdivision, encouraging a mix of families to settle in the area.
He explains, “Starting on Nov. 20, this property will change to RN-1-6 with the new zoning. The lots facing Graham Rd are laid out to meet the requirements of the new RN-1-6 to allow the road frontage to meet the current zoning requirements.” It seems like there’s a clear vision for this piece of land, and it’s worth listening to.
According to Jones, the design of the development is well thought out. The single-family homes are planned around the perimeter, with the townhomes nestled in the center. This thoughtful arrangement aims to create a smooth transition from the larger homes to the townhomes, fostering a sense of community. It’s a considerate approach that respects the preferences of potential residents while offering diversity in housing options, with a proposed density of seven units per acre.
But not everyone is on board. The RPA staff has raised concerns saying that the request isn’t consistent with the Area 11 Plan or the adjacent land uses. In fact, they pointed out that the proposed density is higher than what the surrounding areas currently accommodate. The RN-1-6 zone would allow for single-unit detached dwellings alongside accessory units, which they believe aligns better with the region’s development goals.
In other news, Hamilton County has seen some remarkable *real estate transactions* recently. Here are the top three transactions that have made waves in the market last month:
And that’s not all! An apartment complex called Eastwood Manor, located at 3831 Wilcox, has recently changed hands for a cool $6,250,000. The buyers, Eastwood Manor Owner LLC, purchased it from United Housing Partners – Chattanooga. Quite the bustling market we have here, don’t you think?
Additionally, a site at the Bonny Oaks Industrial Park has sold for $13,750,000. This property, leasing to Adorama, is on over 17 acres at 4310 Distribution Dr. It seems like there’s a lot of movement in the real estate landscape, and many investors are eager to get their slice of the pie.
So, as you can see, there’s a mixture of excitement and apprehension surrounding the new subdivision planned for East Brainerd. While the developer seeks to create a vibrant new neighborhood, the planning agency is taking a cautious approach, emphasizing compatibility with community goals.
Whatever happens, you can be sure that we will keep you in the loop on any new developments! What are your thoughts on the potential changes in your neighborhood?
