According to recent research from the University of Tennessee’s Boyd Center for Business and Economic Research, Tennessee is set to reach an impressive population milestone of 8 million people by 2040. This dramatic increase is primarily driven by record-breaking net migration, meaning that more people are choosing to call this vibrant state home.
Over the past decade, researchers have tracked various data points from 2010 to 2022, focusing on critical factors such as birth rates, death rates, and, notably, net migration. The trend has revealed that an astounding amount of individuals are moving into Tennessee—91,000 in 2022 alone, followed by 76,000 in 2023. Those numbers average out to around 80,000 new residents each year.
To put this into perspective, Tennessee’s current annual population growth rate is hovering around 600,000 people, which is about 35,000 more than the figures averaged out from a decade ago. This growth is good news, especially since most of these newcomers are identified as working-age families. Harris and his research team have pointed out that this migration tends to skew younger, which is important for the state’s future economic outlook.
“Most of the migration we see tends to be from more working-age families, which is good news long run for Tennessee’s growth,” said one of the researchers. This influx is expected to not only boost the population but also enhance the state’s labor force and economic output.
Another fascinating aspect of this population shift is the anticipated increase in racial and ethnic diversity. It seems that as Tennessee grows, so does its tapestry of cultures and communities. “We expect racial and ethnic diversity to continue to increase,” researchers noted, which brings the promise of a richer, more vibrant community life.

“We are seeing people moving here in larger numbers. And how do we make sure that we have the amenities that people need in order to be able to live and thrive in their communities?” Harris asked, reflecting on the balance that must be maintained as growth continues.

This growth could mean more local businesses, new recreational areas, and an even more dynamic community culture.
